Part of what makes Ocean City special is that there’s more than one way to enjoy it. Some areas of the island put you close to the Boardwalk and downtown. Others are quieter, closer to the bay, or better suited to boating and long beach days.
The beach may be the first thing that brings you to Ocean City, but there’s a lot more to think about once you start looking at homes.
Maybe you want to walk to the Boardwalk, downtown shops and restaurants. Maybe you’d rather be closer to the bay, keep a boat nearby or come home to a quieter street after a day at the beach. And whether you're here full-time, for the summer, or thinking about it as a rental, that changes where you'll want to look too.
It’s worth getting to know the various parts of town before deciding where you want to look. A few blocks can change more than you might expect.
People in Ocean City often talk about the island by area. The boundaries aren’t always exact, but the names are helpful when you’re getting to know the town and figuring out where you may want to spend more time.
The Gardens is tucked into the northernmost end of Ocean City. The streets wind more here, and the area feels removed from the busier center of town. It's known as one of the island's more prestigious neighborhoods, with luxury homes and a strong year-round community.
It may appeal to you if you like being in Ocean City but would rather have a little more space between home and the Boardwalk and downtown activity.
The North End sits just south of The Gardens and keeps you close to the beach, Boardwalk and the center of town. It's got a real local feel, with wide front porches, longtime residents and some of the island's best breakfast spots, and it's home to Ocean City's Historic District. It's also where the Boardwalk officially begins.
It’s worth exploring if you like having Ocean City’s familiar attractions nearby while still being a little north of the busiest part of downtown.
The bay side offers another way to enjoy Ocean City.
For some people, being at the Shore means sunsets, kayaking, keeping a boat nearby or simply spending more time around the back bay. If being on or near the water is a big part of what you love, this side of town is worth exploring.
The Riviera has a strong connection to the bay, with lagoons and waterways playing a big part in the setting. It's got a genuine neighborhood feel with a strong base of full-time residents, and its waterfront lots are home to some of the island's finest luxury homes.
If boating is part of how you picture your time at the Shore, or you like the idea of a more tucked-away waterfront neighborhood, the Riviera may be worth a closer look.
Central Ocean City puts you right in the middle of it all. This is where the Boardwalk's attractions, Asbury Avenue's shops and restaurants, and the heart of Ocean City's summer energy all come together.
If that kind of walkable, always-something-going-on setting is what you're after, this is the spot.
The 18th–34th Street area sits through the middle of the island, between the busier center of town and the quieter areas farther south. It's home to the Community Center, the golf course and several parks and playgrounds, and it offers a wider range of home styles and price points than other areas of the island. It's also become a popular choice for buyers looking for a rental property.
It may appeal to you if you want to stay close to the beach and within easy reach of the Boardwalk and downtown, but don't need to be right in the middle of the busiest part of Ocean City.
Bay Landings is a smaller bay-side area tucked between Riviera and Merion Park.
Its location near the back bay gives it a more tucked-away neighborhood feel and makes it worth knowing about if you’re already drawn to this side of the island.
The Gold Coast is one of Ocean City's premier locations, with some of the most sought-after beachfront real estate on the island. Wide, uncrowded beaches and luxury-style coastal construction define the area, with many homes offering ocean views right from the porch or roof deck.
It's close enough for easy Boardwalk access, but with a quieter feel, and it's long been known for strong, steady property values.
Merion Park has more of a neighborhood feel and sits away from the center of Ocean City's summer activity. It's home to a strong base of year-round residents, sits close to the 34th Street Bridge for easy access on and off the island, and offers some of the better value on the island.
It may be worth exploring if you want to stay close to the beaches and everything the island offers but don’t need to be near the Boardwalk or downtown.
As you head farther south, you get more distance from downtown and the center of the Boardwalk. The island narrows here, so you're almost always a short walk to the beach, and it's a quieter setting that works well for summer living or as an investment property.
If your idea of Ocean City is long beach days followed by a quieter evening, the South End may be a good place to spend some time.
You don’t need to know the area names before you start looking. It’s usually easier to begin with the things that matter most to you.
Central Ocean City and nearby areas may be the natural place to start if you like having more within walking or biking distance.
Then think about what you want around you when you’re not on the sand. You may prefer to be near the center of town, farther north or farther south depending on how much activity you enjoy.
The Bay Area and Riviera deserve a closer look if docks, boating or time on the back bay are part of what you picture when you think about being at the Shore.
The Gardens, Gold Coast, South End and other more residential areas may be worth exploring depending on how much distance you want from the busiest parts of town.
Then it helps to think beyond summer. Downtown, parks, recreation and the places you’ll use on an ordinary day may matter just as much as how quickly you can get to the beach.
If rental income is part of the plan, location, property type and how you expect to use the home yourself can all affect what makes the most sense.
The beach and Boardwalk may be what first come to mind, but they’re only part of what people enjoy about Ocean City.
There’s downtown shopping and dining, boating on the bay, parks, playgrounds, sports, biking and places to spend time throughout the year.
What matters is which of those things you want close to home. That can help point you toward one area of the island over another.
